Cheerfulrent is a flat-fee UK lettings platform specialising in overseas and expat landlords. Our partners refer landlords who need their UK property looked after; we handle the management (tenant screening, compliant tenancy agreements, rent collection and maintenance coordination) for a flat monthly fee, never a percentage of rent. You place the tenant; we manage the tenancy.

What partners earn
Commission: 20% of the first-year subscription for each referred landlord who activates a tenancy, approximately £238 on the £99/month Overseas Landlord plan and £96 on the £40/month Standard plan. Commission is paid quarterly.
Or a reciprocal-referral arrangement: some advisors prefer not to take commission: professional rules, or simply preference. In that case we refer clients back the other way instead: when our landlords need tax, mortgage, legal or FX help, we send them to our partners. Tell us which arrangement suits you.

Get your tracked referral link
Every landlord who signs up through it is attributed to you, on a landing page written for your clients. The page tells them you receive a referral fee, so the recommendation stays above board.

Your clients save, you get paid
Referred landlords pay no fee until their first rent is collected. Your fee is earned once each referred tenancy is activated and its first monthly fee is collected, and is paid quarterly with a statement showing every referral.
