Cheerfulrent is a flat-fee lettings platform for UK rental property. Landlords list a property, screen tenants, sign a compliant tenancy agreement online, and have rent collected and paid out, without paying a percentage commission. We specialise in overseas and expat landlords who own property in England and Wales and manage it from abroad, starting with Dutch-speaking landlords in the Netherlands and Belgium.

What we charge
CheerfulRent Standard: £40/month
Flat-fee UK lettings management for tenancies that already have a tenant: tenant screening, tenancy agreements, rent collection, compliance tracking and repairs coordination. No commission. We do not find tenants.
CheerfulRent Overseas Landlord: £99/month
Everything in Standard plus Non-Resident Landlord (NRL) scheme handling, foreign-tax-ready quarterly statements, native-language support and priority repairs, for landlords living outside the UK.
Neither plan needs a card, and there is no fee until your first rent is collected. From then the fee is deducted from collected rent before payout, itemised on every statement. All prices are in pounds sterling; we never charge commission or a percentage of rent.
