Most landlords know their headline rate. Few know the real one, because VAT, renewal commission and works markups never appear in the number you agreed. Upload one statement and find out in about ten seconds.
Your statement is read once and never stored. We do not keep the file, we do not save the figures, and you do not need an account to see the answer.
No. The file is read once to pull out the figures and is never written to storage or a database. We do not keep the file, we do not save the numbers, and you do not need an account to see the result.
Everything your agent deducts from the rent before paying you: the management fee, VAT on it, renewal or re-let commission, inventory and inspection charges, marketing costs, and any percentage added to repair bills. The true rate is all of that divided by the rent collected.
Usually VAT. A headline 12% becomes 14.4% once VAT is added, before any extra charges. Renewal commission and works markups push it higher again, which is why the figure on your statement rarely matches the figure in your head.
A flat £40 a month for UK landlords, or £99 a month for the Overseas Landlord plan, with no commission and no percentage of rent. After a free first month the fee comes out of collected rent, and a month with no rent collected costs nothing.
